Homes for Wells provides rented accommodation to 47 families for about 80% of market rate.
Homes for Wells, a charity that provides affordable rental properties to key workers, has celebrated its 20th anniversary. The organisation owns 27 properties worth £5m and manages additional ones through partnerships, providing accommodation to 47 families in Norfolk's north coast area. Despite having a long waiting list, the charity plans to acquire more properties to meet growing demand for affordable housing in Wells-next-the-Sea and surrounding areas. The town faces challenges with affordability, particularly for low-wage jobs, with Homes for Wells citing that key workers and locals are prioritised for rental units at 80% of market rate. Chair Lynne Burdon stated that these homes are crucial not only for the families but also for the community's essential services, such as healthcare, education, and hospitality. According to Office of National Statistics data, north Norfolk has seen rising average rent prices (£610 per month) while wages remain relatively low (£584 per week). The area is also plagued by second homes and long-term empty properties (6,000 out of 55,000), making it the region with the most unoccupied or infrequently used homes in England. Resident Annie Golding shared her personal experience on the Homes for Wells waiting list, which led to securing a home that enabled her family to start careers and eventually buy their own property. The charity aims to double its portfolio of homes within the next 20 years.
